    You can see the tower from inside Comerica Park now as it is considerably higher than the block portion already. It's going to completely dominate the skyline view from there [[at least where I sit, near 3rd base) and make the Penobscot building invisible.

    Has anyone noticed what looks like will be a pool and hot tub on the tower portion, Woodward side? I'll try to remember to snag a picture of it next time I'm in the office.

    It seems like the pace of activity has skyrocketed in recent weeks. I'm sure a lot of it was theater as they dealt with the negotiations with the city. Also seeing facade pieces going in always helps bring it all together.

    I think some of it was switching from steel to concrete and making the temporary construction shell that goes around the structure now. They're in more of a rinse-and-repeat mode now.

    It wouldn't surprise me if there was a little pool there. As that is where the hotel portion will be and that balcony is pretty big.

    That Block will turn out to be one of the most beautiful structures in the city, State, possibly in the country once completed with it's blue glass facade

    Luxury hotel confirmed as main tenant of Hudson’s site development

    A luxury Edition Hotel is coming to Dan Gilbert's large redevelopment of the former J.L. Hudson's department store site downtown, his Detroit-based real estate company has confirmed.
    Crain's reported in April that Bedrock and Edition Hotels signed an agreement in late 2021. The Hudson's development website says 227 rooms are planned for the skyscraper component of the development, which is slated to rise about 685 feet on the southern chunk of the 2.3 acre site.

    A hotel of this status is so badly needed here. It's crazy how lacking we've been in high end hotels. Nothing in the state will come close to this kind of luxury other than Shinola.

    I didn't realize until looking it up that Edition is another in the Marriott chain. Just for fun, I looked up a rate - last Saturday in October, which would still be the low season, in Miami Beach, is 800/night. I would gladly pay it but with the Canadian exchange it's over a grand, which is my limit. I'll have to just keep slumming it at the Westin I guess.

    I would love to get a look at the books of current hotels downtown to see what is really driving this demand. Where are the people coming from to fill these rooms? What are they doing in town? And who is going to spend that kind of money to stay in Detroit? I'm not second guessing the developers and hotel chains willing to put their flag on these buildings, They surely know more than I do on this, but I'm genuinely curious.

    We knew this one was coming but between the Godfrey, AC Hotel, future Ilitch/Ross hotel, and the just announced Merchants Building hotel renovation It will be interesting to see what the future holds.

    Is it really a mystery to you? We get super high wealth visitors constantly, it's a major city. Whether it's business travel, sports, events or leisure. And they want a nice place to stay. If anything it's a wonder southeast Michigan didn't have these new hotels a lot sooner.

    For every project there is a feasibility study proclaiming its feasibility. Other feasibility studies - sometimes cleverly disguised - form part of the basis of the one you are currently reading. Overbuilding is the eventual outcome. Consultants who say “It won’t work” too often find themselves with no clients.

    And I'd just add to that, that some of us long-sufferers may still be waking from up a nightmare of when downtown was a scary ghost town and who on earth would want to go there. What? You mean those days are over? Yep.

    To the outsider arriving now, with no knowledge of that history, that is no longer the case. There are four major leagues sports teams, theaters, casinos [for better or worse], events and activities all over the place and, most importantly, a sense of security.

    Yeah the prices are high but not that high compared to other cities. There are lots of people with lots of money and this is the only considerable urban center for 200 miles. And the Hudson site project is only going to accelerate that.

    100% agree.

    It's nice to have a good downtown, but Detroit needs functioning NEIGHBORHOODS. Save the ones we can save and rebuild the ones that are gone.

    Bedrock is rebuilding Brush Park and there are lots of neighborhood developments going on in the city. Sure, there's a long way to go, but it's not like the only two options are a skyscraper downtown or improving the neighborhoods. Both can happen, and are happening.
