Isn't a "boutique" hotel generally under 100 rooms?
I think years ago boutique hotels were usually independent properties, often converted from small 4 or 5 floor walk-up apt. buildings. Then the chains took over and started converting larger buildings and building from the ground up. Generally I'd say they are up to 200 rooms these days.
