They look fine to me, and everything was designed meticulously to flow well with the existing structures and the form of the neighborhood. They talk about this pretty extensively in their videos and the plans.

It's clear to me that some people will never accept anything less than perfectly replicated brick mansions rebuilt here. It's a little absurd.

I agree. This area was blighted for decades with plenty of opportunity for development. It was only until City Modern came around that we saw progress on a significant scale; and I would credit that to the architectural appeal of what was being offered. Remember, those supposed “ugly” Townhomes were sold off the plan in a matter of months and years before completion. Some have resold for over 30% above original sale price. There are a few advertised for +50%.
My personal opinion is that the TH’s on Alfred blend in well with the restored mansions they stand amongst. They are complimentary whilst providing the area with a direction forward. I think they look spectacular and will age very well.

Well it will be interesting to see these residences once the NEZ ends. What will be the taxes on $1 million units?

That’s 15 years away, besides, these units are worth over $1M today.
The NEZ for the Crosswinds development on Woodward have expired and didn’t affect prices. Of course there’s no saying where taxes will be in future

True... but this interesting article talks about the unfair nature of the NEZ program, for other Detroiters.

A million dollar residence in Brush Park today could one day receive a $30K annual property tax bill. YIKES!!

30k taxes on a million dollar house aren't that insane: https://www.zillow.com/homedetails/5...88143285_zpid/

That house is paying just shy of 27.
