    ^ nor does it make any sense if you think about it for more than a second.

    The underground parking garage there was already built to hold a ten story building above. if this is all some conspiracy to build just an office podium then Gilbert must have extremely low intelligence since he could have finished it by now without spending an obscene amount of money destroying the old garage.

    The person has an irrational hate boner for the city and region, they root and hope for people to lose money on Detroit investments and jeer whenever there is possible bad economic news. it's kinda sick.

    gilbert has already stated one can not get traditional financing for these types of projects. he's self-funding it and then it gets refi'd after it's open and leased.

    remember there's a finite amount of qualified construction folk available to do local work. him building hudsons and Monroe block in tandem puts an awful demand on the local labor pool thus driving up his own costs.

    The Monroe Blocks, along with the tower at the Hudson’s site, will change the skyline of Detroit. Both are expected to be completed by the end of 2022.
    I foresee this statement changing

    J.L.Hudson's started his store as a 4 floor clothier on Woodward Ave. between E. Grand River St. and Gratiot St. Then he brought one whole block, tear down some buildings and made his flagship store. It's going take a while for Gilbert Tower to be built.

    What do think it takes to built Trump Tower in New York City?

    As someone who actually works in CRE, no one does this. Everyone uses OPM. You could destroy your personal net worth within months, even with a successful project. Gilbert is a smart man and would never do something so incredibly idiotic.

    Gilbert's net worth is in the 6 billion range, BTW. Probably no more than a billion is fully liquid. Unless he's selling all his casinos and sports teams, and selling Quicken, he cannot personally finance this.

    We all know he's not funding it himself, the deal he got with the state significantly reduces labor costs among other things. IDK exactly how his financing operates but all of Gilbert's projects which are quite significant get done and this is hardly a mega development. He should already be bankrupt according to you and he's worth more around 7 billion btw.

    Enough already. foundation work is full speed ahead the OCM addition is already almost topped out. you have zero information and only pollute this forum with toddler temper tantrum nonsense that's wrong 90% of the time.

    Also site plans were already released lol. you can look that up yourself.

    It is bizarre someone is just straight-up lying. The project has already been through the process, which is why they are doing any work at all. You can't do work without a site plan review. There was a whole article on the plans last fall including a link to the plan, which is unusual in Detroit [[I wish they'd post city council packets online regularly like most other cities), and they also went through the variance process at the time to seek two major variances to the zoning standards for the site. Then, they filed foundation permits with the building department.

    Like, why and how do people think they are down in the pit just doing construction work without a permit? Maybe posts trying to purposefully mislead should be reported...

    Interesting and yes you are 100% correct, they drilled a new caisson hole, put a rebar cage in and filled it with cement. Must be a deep hole to bedrock as there must have been 8-9 loads of transit mix dumped into it.

    A building will be in that spot. Their could be a last minute change of plans concerning the height of the tower which would not be a surprise being that the inconsistencies in city government. I could understand why Bham would question the construction of this project. I myself had questioned to whether the 900 ft or more will be the planned height or due to dealing with the city the height will be less leaving the GM headquarters, an island unto itself, the tallest kid on the block. I am routing for it to be more than 900 feet. However, the games that the city play with developers nowadays leaves one the doubt the official plans

    Are you saying that some employees at City Hall have more clout than Gilbert has?

    My brother-in-law used to work as a mid-level manager for Duggan at DMC... and if you were an employee there that became a roadblock... you soon ended up being unemployed.

    Do you know of any reason why Duggan cannot or would not do the same at City Hall?

    How far DOWN do they have to go, before they can claim any title
    of being the tallest building, with or without antenna masts ?

    Oh yeah, we get earthquakes from time to time as well, remember ?

    They have to go to bedrock... which according to your link is Dundee Limestone.

    We get minor tremors from time to time, yeah like from Amherstburg.

    The biggest worry would probably be from the New Madrid fault in SE Missouri. The great 1811 earthquake there caused churchbells to ring as far away as Boston. Not sure if that one has another quake if it will do much damage to Detroit... but if it's as big as the 1811 quake... it will likely devastate Memphis and St. Louis.

    They will likely drill more holes for foundations/ utilities on the tower side once that old ramp is removed. Can't wait for the steel to start rising this spring/ summer.
