    It sounds like the Ilitch’s have thrown in the towel here in the D with this news. I would venture to guess at this point that shrink wrap looking garbage next door to the LCA works for them.

    You are correct that the up side for Atlantic City is that the Ocean casino hotel is a ten year old facility and doesn’t require shovels in the ground new construction for them to make a go of it.

    Not being familiar with Atlantic City, are there opportunities to acquire surface lot parking in the blocks surrounding this casino?

    Speaking of that shrink wrap looking garbage, it is listed on CommercialCafe as being completed this year and available in October, along with the recently completed 2715 Woodward and the Women's City Club. Has anybody seen any work going on underneath the shrink wrap?

    I haven’t seen any work on either of the 2 shells adjacent to the parking garages since before LCA opened back in 2017. Other than occasionally covering them with some plastic wrap/tarp that would always fall apart/blow off.

    The economy doesn't lend itself to taking on massive projects or acquisitions currently. Building costs are thru the roof, they will need to hold on to all cash assets until things turn around....

    In other news, Olympia purchasing a casino in Atlantic City.....

    I just remember the project was doing nothing for so long that they had to keep replacing the banners on the fences around the shrink wrapped shell because Wings and Pistons players kept getting traded.

    How long can these partially built structures remain exposed to the elements before wear and weathering makes them unbuildable?

    I am thinking of the partially built Bloomfield Park project that, after sitting uncompleted for years during the recession, had to eventually be torn down.

    Our friends the Illitch family have gotten tax credits for their "Henry Street project." Since they are partnering with Cinnaire and once again suckling at the public teat, perhaps this will actually take place? Nice of the mayor to scold us for being to hard on these wonderful folks.

    Looks like there finally may be movement on the Woodward/75 corner.

    An Equinox hotel in downtown Detroit is part of the blueprint for the new Detroit Center for Innovation planned by real estate mogul Stephen Ross and the Ilitch family.Ross, chairman of New York City-based developer Related Cos., said the hotel will be designed to host visiting professional sports teams, capitalizing on the city's unique position as home to four pro franchises.
    "It'll be an Equinox hotel with gyms, and all the sports teams will be staying there," Ross said. "There'll be a special floor for them to work out because all four of the major sports are located right there."

    All it took was for Ross to get involved to kick this whole development in the ass. We've been waiting 5 years for ANYTHING to get going in this area. Hopefully he is the catalyst to get new development moving......Finally.


    And as always the "Illitch disclaimer"......I won't believe any of it until it's built and I can actually see it in person.

    This phase of proposed mixed-use projects in The District Detroit includes:
    • Four residential projects totaling 695 units with 20% of units set aside as affordable housing at 50% Area Median Income, including:
      • Two new construction residential buildings:
        • 2250 Woodward Avenue. A proposed mixed-use development that includes residential space with ground floor retail.


        • 2205 Cass Avenue. A proposed residential building that will be part of the mixed-use campus of the DCI.


      • Two historic preservation residential buildings:
        • 408 Temple Street. This is a planned rehabilitation of the brown brick and terra cotta building, formerly known as the American/Fort Wayne Hotel, designed by Ellington and Weston and located in the City’s Cass Park Historic District. It is proposed to be renovated into a mixed-use building with first floor retail and residential space.


        • 2210 Park Avenue. This is a planned rehabilitation of the neoclassical style Detroit Life Building, designed by Arnold & Schreve and located in the City’s Park Avenue Historic District. It is proposed to be renovated into a mixed-use facility with first floor retail and residential space.

    • Four commercial office buildings:
      • 2200 Woodward Avenue. A proposed mixed-use development that includes first floor retail and office space.


      • 2305 Woodward Avenue or 2300 Cass Avenue. A proposed mixed-use development which includes first floor retail with office space above.
        • Two different locations are under consideration for this structure depending on prospective tenant feedback – either: [[a) 2305 Woodward Avenue, west of Woodward Avenue, East of Park Avenue, south of I-75 and north of Montcalm Street or [[b) 2300 Cass, east of Cass Avenue, west of Clifford Street, south of I-75 and north of Montcalm Street.


      • 2300 Woodward Avenue. A proposed mixed-used development that includes first floor retail with office space.


      • 2115 Cass Avenue. A proposed business incubator that will be part of the mixed-use campus of the DCI. This project will include the adaptive reuse of the former Moose Lodge building at that location.

    • Two proposed hotels, including:
      • 2455 Woodward Avenue. This previously announced hotel is locatedat Woodward and I-75 Service Drive, adjacent to Little Caesars Arena.


      • 2211 Woodward Avenue. This is a proposed adaptive reuse of the current Fox Office Building to a hotel. It will not alter the historic Fox Theatre.

    In all seriousness, yea it looks great. I love the proposed land usage ideas, the infill of Woodward, the American Hotel FINALLY getting a plan for usage. BUT then I remember we're on Year 8 of the "District Detroit Plan" and I realize that Illich is on the same timeline as Martha for the Lions to win the Super Bowl........

    I'll be thrilled if the Innovation Center and LCA Hotel get built out of this entire plan. But that directly relates to Ross' involvement in those projects.

    Sure it looks great, but the track record of overpromising speaks for itself. The half-finished buildings at the LCA are due for their fourth or fifth replacement of the plastic wrap soon. Also, the fact that they included a cap on I-75, but made no mention of it gets my "it's never going to happen" spider senses tingling. That itself would be a pretty significant project. Like mikeg said, just getting the Innovation Center and LCA hotel would be a huge win.

    I've been holding off buying new t-shirts until those shops over I-75 open.

    The Ilitches have been working on that building off and on for so long, it makes the Hudson's block work seem speedy!

    And yet there are still no plans for the Fine Arts Building facade, and the Blenheim Apartmernts right behind Little Caesar's new HQ on Columbia St.
