    Tenants to begin moving into Beethoven Apartments next month

    The Beethoven apartment building located on Third at Prentis will be ready to begin accepting tenants early in February. Developer Scott Lowell says the completion of construction was delayed due to the historical tax credit process, which necessitated the addition of windows to the building's balconies. "We learned a lot of lessons with this one that are really going to help us with the Forest Arms," he says, referring to the large, fire-damaged building, also located in Midtown, that he also is working to rehab.

    The delay cost some tenants, but four that signed pre-leases last year have remained committed, leaving 24 apartments on the market. The 22 one-bedroom apartments rent from $550 to $625 and the two-bedroom units for $1,100.

    Two ground-floor commercial spaces will lease for $1 to $1.50 a square foot; one is approximately 1,100 square feet and the other is 900. Lowell hopes to attract a food-oriented business to the larger space and a retail one to the smaller.

    Bottom Line Coffee House headed to Midtown's Beethoven Apartments

    An independent java joint that promises late night hours is set to open in Midtown in Spring 2011. Bottom Line Coffee House is a family operation, owned by Al and Pat Harris and run by their son -- as soon as he graduates from Syracuse University in May. Located on the ground floor of the Beethoven Apartments, the 700-square-foot space will seat about 20 inside and, in warmer months, will feature outdoor seating in the alley that runs along the south side of the building.

    Al worked for developer Scott Lowell for a few years doing renovations and "fell in love" with the Midtown area. Inspired by the growth in student population and foot traffic, he and his wife decided to take the plunge. "This place is changing like nobody's business," says Al. "There is something going on down here that is really, really special."

    Bottom Line will feature rotating monthly brews from local roasters and baked goods from Traffic Jam & Snug. Poetry and acoustic music will also be on the menu, giving students a place to "practice their craft in a small, intimate venue," says Al. The Harrises promise early morning and late night hours and are exploring curbside service for orders that are called in ahead of time.

    Wow! Really nice... beautiful building and nice floor plans from what can be seen the interior photos. This apartment should do well. Good location, and reasonable prices. I'd love a two-bed room unit.

    Looks nice, but somebody spelled the name of the place wrong several times on that website.

    I was rather curious when they stripped out the large windows and built recessed balconies, then reinstalled all the windows later on. This building would have opened a year ago if they had researched the tax credit requirements better.
