    Default Today's Detroit News article on Mellus

    However, there are many untruths in this article;

    a. no big gapping hole in the roof. There are 3 - 4 skylights, of which, one is boarded up. None of them are the size of a Volkswagon either.

    b. The building hasn't been vacant for 30 years. Its been vacant since 1986.

    c. The Lincoln Park Preservation Alliance is not costing the City of Lincoln Park and/or its DDA thousands of dollars. It is in the DDA Act that DDA's are to contact the State Historic Preservation Office if they intend to make any changes to a building on the National Register of Historic Places. Its in the DDA Act under Historic Sites.

    d. Demolishing historic buildings is not progress. Nor is adding parking in place of a continuous streetwall.

    You should seek a correction on the first couple of points here.

    Lalynch... do you understand the concept of "threads"??

    With at least 6 threads devoted to the Mellus Building that you started in only the first 2 pages of the DISCUSS DETROIT thread list [[most of them with only your 1 post, plus some with maybe one or two others posts)... wouldn't it make more sense to add to your previous original thread, rather than start one new thread after another at random intervals?

    ... because the way you're doing this, you're just throwing out random bits of information about the Mellus Building that are not tied together logically, and thus rendering your point moot or uninteresting for many forum readers who aren't going to go spend the time to connect the dots of the different threads.

    I'm not trying to be petty here, but tying information together logically is better than random threads, and you'll generate more interest.

    Sorry Gistok, the other web forums that I am on post news articles separately from discussions on subject matters.

    What is a realistic cost estimate for rehab of this building?

    Architect Tom Roberts, AIA of Wyandotte figured $100,000 - $200,000 with max of $250,000 earlier in the year in a Metromode article;

    At the October 22nd Dangerous Building Board meeting on the buildings, Dennis Chegash, LP Building Department Manager said $250,000 to rehab Mellus.

    Dziurman Associates earlier in the year in a feasibility study for Mellus and Pollak Buildings stated that it would cost $308,652 to rehab Mellus and $123,461 to rehab Pollak Building next door.

    The lastest architect for a man who put in an offer to transform Mellus and Pollak Buildings into a homecare business figured $500,000.

    Since the two buildings were purchased as a package deal often discussions do not separate the two buildings while other discussions do.

    And a News Herald article is quoting Lincoln Park mayor Frank Vaslo that the DDA would be willing to lease the Dorsey Building to a law/engineering or architectural firm for $1/year for 5 years so that someone would rehab it.
    Thus, perhaps they'd be willing to do the same for the Mellus and Pollak Buildings.
