    Bedrock is acting like a joke lately, not sure what's going on.

    They did want to demolish the Metropolitan building in 2013 for a "public space", so they haven't been immune from stupid ideas.

    We should have never allowed them to dismantle the theater.

    While I totally understand that the market has drastically changed post-COVID, they have been doing some Ilitch-like things...and their reputation is going down the drain.

    Speaking of which, Ilitch is now begging for more tax money...

    Four years later and Moten is blaming covid for cost overruns for a project 5 mos. from completion? With all the developers Ilitch has used why would he hire this guy anyway?

    The official ground-breaking with the guv took place yesterday.

    Today's Free Press details the Cosm phase two development.

    ● A 34,000-square-foot TVG Market Hall to be built next door to Cosm and potentially open around the same time. The hall would be developed by London- based The Venue Group and feature various local restaurant concepts, local retail brands and a live music space.


    ● 250 to 280 units of new housing in a future Phase II.

    ● Another 42,000 square feet of retail in Phase II.
    in 2021. Asked by reporters Thursday about Bedrock's plans for Cadillac Tower, Bonner said “we are still trying to understand how best to reimagine this building.”

    Cosm Detroit is on the same block as the former site of the old National Theatre building, which was torn down in January 2024 to make way for the future development and last year's NFL draft main stage. However, the historic facade of the theater was carefully dismantled and put in storage for future reuse.

    Two other buildings on the block were also razed in recent years to make way for the development: a six-story building at 815 Bates St., known as the Pochelon Building, and a shorter neighboring building that was at 1000 Farmer St


    ● A new parking structure.


    Cosm Detroit will also be a neighbor to the 40-story Cadillac Tower, a vacant 1927 office building that Bedrock purchased. Plans for the Cadillac Tower are still not defined.

    Classic case of overpromising and under delivering, which is a deadly sin in business. If there is any doubt that you can't deliver on a 30 story office building and massive residential development, then don't even tell anyone that's what you plan to do...

    ESPECIALLY when your plan B is so weak; A 2 story "Cosm" and a 2 story "market hall" with a parking garage [[that will be across the street from 2 other parking garages) and maybe, one day, at some point, some retail and residential of some sort.

    The whole thing is extremely disappointing.

    Yes, a micro-COSM is breaking ground to Gilberttown Detroit. It's going to be an 'Auto World' disaster to our skyline.

    The location for this seems to defeat their own logic of that they are telling us. If office is history and residents are now critical…Why put this thing right smack in the center? Put it over by the stadiums on fail jail and get a residential plan for Monroe blocks. I have to agree, Gilbert has lost his vision for downtown and this on Monroe shows it.

    While not an ideal location because the Monroe site should valued better, you do want it downtown to increase foot traffic to bars/restaurants, etc.
    You don't want people driving in from the burbs, parking and leaving like they do for the stadiums and casinos. It's really no different than the Fox theater. Would you have a problem if that was anywhere else downtown, other than Monroe blocks of course.

    I can think of a dozen+ Ilitch blocks this could go on but Gilbert owns the fail jail. Besides, that site is a 7 iron from Greek town. In my book the stadiums are downtown, but others opinions may vary.

    I get it, Gilbert has a tenant ready to go with money in their pocket but Cosm seems like just a huge sports book. It does not need to sit on the choicest piece of real estate in the downtown. They intend to capture the customers with plenty of food and drink just like a sports venue. Not like they will need to go anywhere else unless the desire is there.
