    Default Northwest Detroit sees new housing options

    Minock Place in Northwest Detroit recently broke ground and is scheduled to open by mid-to late 2026.


    The $22.5 million development will consist of 42 “affordable” senior housing apartments, mostly one-bedroom units, as well as ground-floor commercial space. Specific affordability rates are unclear, but the news release says the development will be geared toward those with “low to moderate income.”


    On its website, the Grandmont Rosedale Development Corp. notes that the neighborhood's residents are older than the city of Detroit as a whole, with 31% of residents being over 55 years old compared to 22% citywide.


    The development received a host of funding, including a $1 million loan from the city’s Strategic Neighborhood Fund and a $7.3 million investment from Cinnaire. Last summer, the state provided a variety of funding as well.


    “These projects represent a significant investment in the Grandmont-Rosedale neighborhood,” Julie Schneider, director of the city’s Housing and Revitalization Department, said in the release. “They are not just about building homes — they’re about creating a foundation for opportunity, stability, and growth. By improving access to quality housing, we’re fostering a stronger, more vibrant community that will serve as a model of resilience and progress for the entire city.”

    Great development. I lived down the street from here for over 20 years. It is a great "walkable" location. A Comerica bank, a cleaners, a party store, an auto repair shop, a gas station, a coffee/donut shop, a barber shop, and a book store are all within two blocks of this development. About six blocks away you'll find the old Grandland Shopping Center, where you'll find a few restaurants, like McDonald's, a dollar store, a pet supplies store, and a CVS Pharmacy across the street. There are also three dental offices in the area. In addition, since it is right along Grand River Avenue, there's a DDOT bus stop a block or less away.

    The time line for this development's completion is too long. If ground breaking has occurred, it should not take a year and a half to two years to build.

    I wonder what do they call affordable? $1,500.00 per month? And that's probably the market rate as they call it.

    $500 would be 'affordable', but I can't see a company building a place like that being 'affordable'. It isn't exactly fancy, but still ...

    Absolutely some projects in Detroit have taken way longer to build than they should have but we can’t criticize every timeline because of it.

    Yes anything can be built much faster if one has the money. Overtime drives cost considerably. Overlapping contractors cost money, it is far more cost effective to let one set of contractors finish the lions share of their work before you bring in the next trade. Having them all on a job simultaneously in each other’s way is a significantly higher expense.

    Because of the construction gap, financing and market conditions development in Detroit has to be done with the most bang for the buck. Two years for a 22 Million dollar project is a reasonable expectation for something this scale if you don’t have the extra money to throw at it to speed it up.

    A bit of a thread jack, but I saw this article about a new project on Oakland, in the North End. Instead of a new build, it’s renovating an old building with housing above commercial space.

    As much as I like seeing new construction it’s always nicer [[to me) to see existing structures rehabbed.
