    $14.2M project would bring more apartments to Detroit's Avenue of Fashion

    A joint venture between Warren-based builder Brown Schroeder & Co. and Shelby Township-based BmK Design+Planning LLC is planning to tear down the former Fred’s Furniture Liquidation Inc. store at 20201 Livernois Ave. a block and a half south of Eight Mile Road and replace it with a $14.2 million mixed-use building. The three-story building would include 50 apartments, plus a 4,000-square-foot restaurant and another 3,000-square-foot commercial space, said Kevin Schroeder of Brown Schoeder & Co.


    On Tuesday, Schroder said demolition would begin this spring and construction would wrap up in 2027. He said there is a signed letter of intent with a local restaurant owner, but declined to identify them.

    That's great. I've been advocating for years that in order to rejuvenate the Avenue of Fashion you need to have residential on Livernois. This development is a little north of the actual heart of the Avenue of Fashion, but it's a start. Residential along Livernois creates the foot traffic that's needed since the current residential blocks run parallel with Livernois, making it harder for residents to do a short walk to stores on Livernois. I hope more residential comes to the "Avenue."

    There are a few old buildings/ businesses on this stip that kinda prevent it from being one coheasive strip of retail. UHaul is the worst as it takes up a whole block, as does the parking lot accorss the street from it. Hopefully the dead spaces all get filled in with this kind of development. It's exactly what the area needs, market rate rental housing.

    Glad to see the old neighborhood getting some updates. This should help propel the dead area between Pembroke and 8 Mile. Underground parking is a plus also.

    Also, setting a new standard for building height--if Livernois gets redeveloped, you don't want it all to be 1-2 story. 3 isn't tall, but it's taller than one.

    The strip is still underutilized. There should be mid to some high end retail to draw out the money that live in the upper middle class communities east of the strip such as Sherwood Forest, Palmer Woods, and Green Acres. Wasn't the developer of the newly constructed building that sit on the southwest corner of Livernois and 7 mile planned to open a mid end retail store at that location? Please don't say parking is the issue when there are parking lots, meters, and free parking along the strip. Residents who live in the mentioned communities could walk to the strip.

    All of the commercial strips can benefit from projects such as this. I was glad when the development at Kercheval and Van Dyke took place and added residents in that commercial area. I understand that some of this is taking place on East Warren too.

    Perhaps there should, but physical retail stores are a tough business.

    There was supposed to be a restaurant, and also space for retail but I never saw any indication of what sort of retail. Human-I-T sells computers; not sure what other retail is in there, if any.

    The right type of retail would draw the residents in the area. Human I-T draw customers due to Detroit being a computer and tech desert since Staples closed on Jefferson nearly 10 years ago. I would put a Starbucks on that strip near 7 mile road to start off with. Bigby was in a terrible location, poorly managed, and suffered lack of business due to street redevelopment. There should be a vitamin shop, fitness gym such as Orange Theory or Planet Fitness, and a farmer market. Established businesses should open on the strip not just new retail whom owners received grant from MotorCity Match

    Yes, that has worked out quite well. Looking forward to the new housing development along Livernois!
