    Not exactly cheap, but compared to any other major city in the US likely a bargain considering its backyard docking waterfront offerings.

    Detroit is set to welcome its first single-family waterfront home development in more than 24 years at Shorepointe Village at Grayhaven, an exclusive gated community along the Detroit River on the city's east side. This boutique project on Grayhaven Island aims to transform the remaining waterfront parcels into 10 new homes, each featuring a backyard dock equipped with electric power hookups.

    Buyers have the option to choose between two models, offering either 1,550 or 1,850 square feet of living space. Each home includes high-end finishes, three bedrooms - featuring a first-floor primary suite - three bathrooms, first-floor laundry, ample storage, and an attached two- or three-car garage. The backyard dock boat wells will come with electric power hookups.


    The main level will include an open concept kitchen, a living room with a fireplace and double-height vaulted ceiling, a dining area, a laundry/mud room, a half bath, and a primary suite with an en suite bath and walk-in closet. A spacious patio for waterfront entertainment will be in the back.The second level will contain two bedrooms, a full bathroom, and a deck overlooking the water.

    Residents will also have 24-hour security and access to a private, residents- only pool.

    A half-a-million for a house on the water is a good deal. Anywhere else you're talking a million plus. So when did Grayhaven change it's name to Shorepointe Village at Grayhaven?

    This is great news! Hopefully the property taxes on these things will help shore up the losses from the adjustments that had to be made after Detroit was overcharging everyone. Also the losses from repaying the equity theft from tax foreclosure sales.

    Wonder what the monthly HOA fees are ,nice set up though in a cookie cutter way but if you are into the water,ideal for that part with the dock.

    Not sure if the Freep writer or the builder is using the term exclusive but it does sound odd for homes that inexpensive and small. If the marketing works I guess.

    a couple will have scenic views of a long abandoned condo development accorss the chanel! There's a lot of homes on this island that were built in like 2000 and only a few unbuilt lots remain, surprised a few more expensive homes on this island is making the news.

    Jefferson Chalmers is such a strange area... A very eclectic mix of classic dense Detroit streets in greatly varied condition, modern cul-de-sac suburban developments that wouldn't look out of place in Auburn Hills, Tacky garden style apartment buildings, and of course waterfront homes. Probably the most diverse Detroit neighborhood that falls under one name.

    Is that what that is? I was trying to figure it out on Google Earth. I was guessing houses that were flooded when the river was up a few years ago. I'm sure the property is in some sort of foreclosure limbo now, but maybe if this development is successful that would give the other one a kick in the pants to get going again.

    exclusive because it has a gate,keeps the riff raf out unless they swim in or ,wait until somebody enters then follow them in before the gate closes.

    Here exclusive is,guard at the gate and they do not let you in without the permission of the home owner,that’s why I was asking how much the homeowners monthly fee is,here it can be over $1000 per month on top of everything else.

    I know what a gate is. Where I live lots of condo buildings have guards at the gate and you would never call these 800 or 900K condos exclusive. You would be laughed at.

    How many gated communities in Detroit ? If it’s the only one that would make it exclusive, it’s not based on the house value,my house is exclusive to you unless I decide to become inclusive and let you come in.

    • An exclusive listing is one in which a property seller appoints and specifically authorizes a single real estate broker to act as the seller’s sole agent. On the other hand, in an open, or non-exclusive listing, the seller has the right to employ any number of brokers as agents.

    You have to remember the recent NAR lawsuit which takes effect on Sept 19 and how it relates to real estate commissions.

    No more split commissions so in using the term exclusive in this case they are telling you,as a buyer your agent is going to be dealing with that selling agent directly and only that agent,so you pay your agent and the seller pays theirs.

    No other agent can use that listing.

    Some lawyer just made millions coming up with that when he sued a 2 agent real estate firm in Minnesota and now he is going to make millions more with another lawsuit on the backside.

    What it translates into,the buyer gets screwed even more on commissions so a prick lawyer can pocket a few million.

    You are going to see the word used a lot more because it has to be clear in the listing.

    I just moved the sale of 3 properties and the purchase of one to close before the 19th it’s like a $30,000 difference if I wait until afterwards.

    The gate maybe the only salvageable thing once the crescent gets flooded.

    If I'm gonna pay half a mil it's gonna be on several acres where I can't even see another house.



    Oh wait .... I have that and paid over 90% less.
