Although the 10K milestone has been met, there are still thousands of houses and industrial and retail buildings that need to go. The houses offered for auction from the Detroit Land Bank are mostly tear downs.
What neighborhoods are NOT yet included in the demolition program?

Funding for the demolition of houses came from the FEDs hardest hit funds. That can't be used for commercial. So they need to find a source for funds to demolish commercial buildings. The funds are also only eligible to be used in certain areas of the city. So parts of the city have seen very few demolitions.

I think Detroit needs to preserve/mothball as many storefronts as possible instead of demolition. Every couple months, a storefront along Michigan Avenue is demolished. It is these types of buildings in which local citizens/small developers can bring back small businesses. This is what happened to Michigan Avenue in Corktown, and what is starting to happened on Vernor around Clark Park, and this type of investment can spread to Michigan Avenue west of Corktown.

There was a building recently demolished in this fairly intact stretch of storefronts on Michigan and Livernois where an Awrey Bakery Store use to be. I know it checks a box, but it lessens the potential of these urban neighborhoods IMHO:
