    Default Brush Park Development

    Man, what a couple of days for development in Detroit.

    In the past two-three days, announcements have come for:
    • Crowne Plaza second tower
    • Chemical Bank HQ on Woodward and Elizabeth
    • Brewster-Douglass housing project from Gilbert


    Now we've got this news on Brush Park, with three new projects to bring 366 units online, not by Gilbert either.

    "Twenty percent of the Brush House units will be for affordable housing for those making 80 percent or less of the area median income."

    The architect posted on their Instagram that work on the underground garage for this development should start soon. It includes three buildings with a small high-rise.

    Great news, thanks for sharing. Unfortunately, the retail aspect of this project was severely scaled back, and, by the looks of the re-design in the above link, it looks like it might have been eliminated altogether.

    I have always considered Brush Park 'the next big thing' in Detroit real estate due to its close proximity to Woodward Avenue, Midtown, Downtown, Comerica Park, the Red Wings arena between Woodward and Cass, etc... but admittedly I'm not a developer or real estate speculator in any official capacity.

    Take a walk down Alfred. Pretty impressive. Soon we’ll see Edmond, John R and Brush St with the same density.

    According to Oombra Archtects' IG page everything is still on track but it looks like they had to redesign some things and resubmit it to the city, but they seem pretty optimistic.

    I feel like all of Oombra's projects in Brush Park are taking 84 years to get started! Which is a shame because they all look fantastic. I'm glad none of them seem to be dead or anything but damn I'm getting impatient. I remember seeing dirt moved around on that lot in 2018 and thinking it was getting started on construction then. urgh.

    When these projects are in a historic district, they take a lot longer because you have to go through the HDC. Plus some of the Brush Park residents were giving them a hard time about the height.

    You're right. There's also height restrictions between John R and Brush st. south of the ally behind Alfred and all the way to the freeway [[3 stories max).
    I also noticed a sign for a restaurant/bar on the SW corner of John R and Alfred.

    They were simultaneously implementing form based code planning. i think the wait in brush park was worth it. good for OOMBRA for seemingly cooperating with the CDC

    Here is an update on a component of that project, the redevelopment of the 1880's carriage house and adjacent 1925 1-story commercial addition from the HDC approval meeting:

    Revision to previously approved design, to include an additional story at 2827 John R and reduce width and number of parking spaces at 105 Alfred

    Walked by Brush and Watson today, the OOMBRA site has been fenced off and it looks like they started digging with excavators.
