    Default Tenants in the Detroit Rental Market

    Being a landlord in the Detroit area is a tough gig.
    Does Detroit adhere to a vastly different protocol for approval ?

    No doubt Detroit is a place to modify expectations.
    A rental record becomes gold, just like a great credit rating.
    Anything from the NINJA - No Income, No Job Applicant
    to the multiple Evictions applicant, etc., etc. becomes a hassle.
    People will try to pass off a friend or family member as a prior landlord.
    A landlord has to pull public records for the building owner.
    Those who want to pay multiple months in advance are suspect.
    A stable job is perhaps the criteria needed most.

    I tried that game 40 years back. Bought a nice house on Berg Road for a good price; cleaned it up and rented it out. Within three months the place was trashed and I was up the creek. Cleaned it up again; sold it; and swore to never again try the landlord gig. I still shudder at what the place looked like.

    I don't think Detroit's protocol for renting is any different than anywhere else. When I lived in Detroit I had several rental properties mostly in mid-town and west village. I certainly would not rent to anyone who did not have a stable job, a good rental record [[no evictions), decent credit, clean criminal record, etc. IMO these are all reasonable expectations. I only asked for a security deposit equal to one months rent, however, there were exceptions, when more than one months rent was required.

    Complaints on both sides continue to exist I suppose.
    Not enough available housing, and not enough credit to secure a mortgage.
    Rental continues to reign supreme in the D
