    Default Unconfirmed developments/curiosities I see around town.

    My job takes me all over the city. Sometimes you get to see things being worked on weeks months or even years before they are announced.

    Sometimes they're just small developments that don't get a ton/any press.

    I saw this on the former black hospital on Michigan.

    It may be nothing or it may even be a hoax but...

    They have certainly been working on this site, basically gutting the entire building it looks like.

    Last I'd heard of this [[Southwest Detroit Hospital) in the news was back in 2015 when Duggan negotiated a consent agreement with the developer to get the site cleaned up and secured. It was part of a push by the city at the time targeting dozens and dozens of prominent blighted properties with nuisance abatement laws/ordinances. The developer cried poverty saying he'd ran out of money in 2009 and had to stop round-the-clock security for this popular urbex and scrapper site.

    I wonder if the same guy owns it, and if this is an announced project or some mock-up to keep the city off his back, agian?

    This is an interesting development. I knew well the architect who designed this building. If it is renovated for residential use, it will be
    a sign that renovation is spreading west along Michigan.

    The buildings at Michigan and 23rd/24th were recently announced as new restaraunts/retail and a couple apartments.

    That was another of buildings I saw evidence of being worked on. No crews but new framing every once in a while.

    24th street as a whole is interesting. I noticed a lot of activity on the big multi-unit right on the N Michigan intersection.

    There's also a few single home residences being slowly spruced up.

    It's not there yet, but when an area turns that shit goes quick.

    This is the area since 2014 real estate agents have been rebranding as "West Corktown." The center of activity is apparently supposed to be at 23rd and Michigan. It was really only a matter of time before redevelopment made its way up Michigan, if even only slowly. If Ford does end up buying Michigan Central Station, then this whole thing gets accelerated overnight.

    BTW, I really kind of doubt a building with corridors as long as the ones in that old hospital building would be reused for residental. It'd make much more sense for reuse as offices or...a medical building, though whatever the plans are I'm sure it includes some commercial uses for the ground floor, I'd hope.

    As I recall this is a Kefallinos property that I believe he is developing. His projects are not known for their glitz. They are kind of like what the start-up business world calls a MVP, a minimum viable product, the most basic point at which a product can be taken to market.

    On the other hand he is one of the leading providers of affordable residential and office space in the city.

    I hope something is done soon. Large, abandoned 'open' buildings like this only invite trouble.

    Typically most signage for future developments has contact information for the major players. Like mentioned above, Kefallinos is bare minimum. Could this be another Russel Industrial?

    The building is owned by someone named Harley Brown. Unless Kefallinos has purchased it since 2015, this is who the owner is.

    The building went into foreclosure in 2016 according to the city of Detroit's tax parcel map, and Dennis Kellafinos does in fact own it now [[via a shell company).

    It's still listed for sale on LoopNet. So either the signs are Kefallinos simply marketing the property for possible future use or those may have been plans that Harley Brown had for the property that obviously aren't going to happen now [[or at least any time soon).

    That sign in the OP has to be old, because it's still listed for sale on LoopNet. Those may have been plans that Harley Brown had for the property that obviously aren't going to happen now [[or at least any time soon).

    Thanks for finding that out. I'd imagine then so long as Dennis keeps it secure, we don't be seeing anything any time soon unless Ford decideds to move into the district.

    Is somebody finally doing something with the old abandoned apartments around Cass?

    Prep work for redevelopment or demolition I have no idea.

    As someone that went to the old jail/warehouse looking Cass Techz it will be interesting to see that turn into a yuppie area.

    This was the last update I had heard on this building. It was supposed to open as a hostel in 2017.

    The property to the right, which is a parking lot, is owned by Olympia Development. Unsure of ownership of the building directly to the left.

    I've been seeing this site near Henry Ford getting worked on for the last few months.
    It's at Lincoln and Holden, and it's slowly coming together.

    Contractors I spoke to aren't sure what it's going to be, probably offices instead of a restaurant or something.

    As a side with this, the new court, and other improvements) demolitions I'm doubling down that the incinerator will not be operating 5 years from now.
