I'm surprised the market is so strong for all these boutique hotels. They are expensive and don't have the reservation systems of the more traditional brands.

Okay but what about the Leland? That building is huge and could provide a lot of hotel rooms the city desperately needs. This is not nearly enough.

Metro Detroit hotel rates hit record high amid rebound in tourism and events

"Detroit wasn't really viewed as a … top-choice leisure destination, but because it's an accessible drive-to market, and drive-to markets have done well through the recovery post-pandemic, Detroit has also done well," Bhojwani said.

Business travel, which has been the last segment nationwide to recover since the pandemic began in March 2020, has historically led hotel occupancy for metro Detroit, Bhojwani said. That meant metro Detroit has taken a bigger hit than some of the other urban cities that rely more heavily on tourism. However, leisure has been the driving factor in boosting the region's occupancy rates.

Chris Moyer, senior director of communications for Visit Detroit, said the return of major events has also boosted the region's visitor economy.

In one week in September during the North American International Auto Show, the region collected $30 million in hotel revenue, Moyer said — a record high for Southeast Michigan.

"We're already exceeding expectations of where we thought we were going to be," he said.
