    This time around the city allowing for more dense developments at 60 units per acre. Though for non-Woodward fronting parcels, the height is limited to 50 feet [[about several stories). So at most, a proposal could have fat apartment buildings that are slightly shorter than the Carlton Lofts. A lot denser [[and hopefully more urban/better looking) than the Crosswind lofts down the street.

    Good. Get this done and then turn to creative redevelopment of the Brewster site.

    Certainly requiring higher density is a step in the right direction. Brush Park is just was too integrated into the central city of have low density redevelopment. [[At least now that so many of the low density historic structures have been destroyed).

    Will zoning codes and financing banks still require 1.5 parking spots per unit? You will not see anything more dense than the Crosswind stuff until that requirement goes away. A car needs 200 Sq feet to park and you can almost double that space if you include access to the spot. So figure an 800 Sq. ft. apartment needs at least 300 Sq. Ft. of parking [[not including access).

    november 14 deadline.. really hope someone with realistic goals steps forward.. would love to see some great architecture and not the ticky tacky bs that pulte seems to be developing in the suburbs.

    also pretty sure that's what bham refers to when he/she says 'there's thousands of homes being developed in the suburbs everyday with no fanfare'.. yea.. it's the cheapest homes possible, with garbage materials and even worse design that get thrown up in 4 months.. keep that out of the city please.

    Could a community lot be built [[perhaps in a lot closer to the freeway) and have those spots reserved for residents so it will reduce the amount of spots required for financing?

    A variance from the parking requirement should probably be sought and granted. I realize that even with M1, the typical household will still need a car, so if they go higher density, I think a community garage a couple blocks away would be a good idea. Would also generate foot traffic, imagine that!
