If I am reading that right, the lease rate on this building is 1150/mo or 13,860 a year? It says 6.00 gross for 2310 sf.

It is a lease at 1150 a month as has been mentioned here.
I am sure that it can be negotiated to the price point he wants in this economy. There are other sculptors and artists in the area as well.
