Courtesy of 7.Liv An $8.3 million redevelopment project well outside the downtown core officially broke ground today in Detroit. 7.Liv, the redevelopment of the old B. Siegel department store, will have ten residential units, 20,500 square feet of commercial storefront, and 29 underground parking spaces.
The development is led by Matt Hessler—who redeveloped the property at Cass and Peterboro that now houses Iconic Tattoo, the Peterboro, and more local businesses. 7.Liv is supported through JPMorgan Chase, Capital Impact Partners, Michigan Economic Development Corporation, Invest Detroit, and the Detroit Economic Growth Corporation.
The redevelopment sits along the Avenue of Fashion at the corner of 7 Mile and Livernois. The University District, Sherwood Forest, and Bagley—all seen as thriving neighborhoods—converge here. It’s also close to the Fitzgerald neighborhood—which is undergoing an extensive neighborhood revitalizations—and close to both Marygrove College and the University of Detroit Mercy. Many storefronts along Livernois have been revitalized in recent years, and project partners hope this development spurs future investment in the area.
“This exciting project will serve as a catalyst, allowing businesses to fill in along the avenue and create momentum for a new walkable shopping district along the ‘Avenue of Fashion,’” said Hessler, owner of Bagley Forest Properties and 7.Liv developer. “I’m excited about the business opportunities this project will generate, not only as the developer, but as a resident of the Livernois neighborhood.”
The 7.Liv redevelopment is expected to be completed in about 14 months.

It is 475 New York Ave., N.W., an area where older buildings have been torn down and replaced by big, new gleaming buildings.

In this case, the developers opted to restore rather than put up on a new building. BTW, the photo in the article doesn't have a good perspective of the block. Need to go to Google maps. It is two older houses next to a block of new buildings. The restored house is adjacent to the apartment building with gray windows and dark tan brick.

The block is almost entirely new but has a few older houses. The next block to the left is full of older structures.

I believe this block was full of older houses and shells and apparently developers persuaded the owners that a new apartment building was better than restoring the shell. (This is part of the so-called NoMa area of D.C.). I believe the building to the right is a Homewood Suites and is pretty new.

I just recently watched a gentleman shoot a video of the ruins of Cooley High! I was shocked to say the least. I remember a year or so ago, about a couple that was trying to restore part of the old school witch I believe had something to do with making it a medical facility or nursing home or ?????! Does anyone remember that story. I believe the women was in the medical field in some capacity. There were ruins from fires started inside. It was really tragic to watch! I graduated from Cooley in Jan. 1961. To see that beautiful auditorium in ruins was sickening. I was involved in many musical presentations in the 4 yrs I was there. I guess it will be leveled if not already. Sad, Sad!!

This is an interesting editorial related to Charlotte's failed Amazon HQ2 bid.

Basically, what they're getting at is they need to adjust their expectations and accept that it may not be meant for Charlotte to become this world class city they envision by landing events such as Olympics or massive corporate investments such as Amazon HQ2. They should instead remain focused on improving the fundamental things that make a city attractive for the residents who already call it home and let the chips fall where they may.

I think, in many ways, this same perspective can be applied to Detroit. Its best days are behind it and not coming back, but that doesn't mean it can't become an OK city again that people want to live / work / play in.
