That’s the problem with fake facade over brick,you cannot tell when they need to be tuck pointed until it collapses.
Looks like they put a rubber roof at one time all the way up to the top leaving no way for the moisture to escape or periodic inspection to watch for deteriorating mortar joints.
People buy these old buildings and forget they need to be maintained using the science of construction at the time they were built.
I think that building was built in the 1930s ? But up until the late 1920s lime based was used in the mortar joints,through the years many people did repairs or tuck pointing with regular mortar which causes a reaction with the lime based mortar and causes it to turn to dust or the early bricks to dust and the wall collapse’s.
Today we build buildings to have a tight envelop in order create efficiency,quickest way to destroy a historic building seal it up so it cannot breathe,they were built to naturally ventilate and remain dry.
Sticking vinyl siding on a vintage wood frame house is like super gluing your nostrils shut.
