If you have status, as a property tax payer, I don't believe you have to pay tuition; but if you did, its about $9,000USD per year. For the top Public/Catholic schools.

You do need to have some legal status in Canada if you want to live in the home uninterrupted [[An American can legally stay in Canada 6 months without a VISA), but after that you need to go and come back. Be in an interesting question if a daily commute across the border was considered to meet that requirement, and allowed you to avoid the VISA issue.
