    just read from historic detroit that part of it is the announcement that dan is buying one detroit center. i hope there is more to it than that since him buying another building isnt really historic.

    Source says Ally deal at One Detroit Center is for 320,000 square feet and more than 1,200 employees in phased move in next year.

    Watching the press conference now and Ally's CEO annouced the complete consolidation into Ally Detroit Center with 1,500 employees on site. Gilbert announced that the building will be 100% full.

    It is clear from listening to this that Gilbert and Duggan beautifully teamed up to not only save Ally's presence in Detroit, but win new jobs for the city. Duggan reached out to Ally, and then Gilbert and co jumped in on an exceptionally tight time frame to make a deal for One Detroit happen, knowing that they were about to close on the building and it was ~25% empty. And they obviously worked together to overcome the cheaper deal on space/parking Ally was about to sign in Southfield.

    A stroke of brilliance and, indeed, fairly historic. As Duggan just summarized: "Instead of losing 700 jobs...we're gaining 800 and keeping a company that's been here a century"

    Dan Gilbert is absurd. This is almost unbelievable. Detroit hasn't had a patron like Gilbert since Hank the Deuce, and possibly not even that since he was starting with so much more.

    I wonder if this entices Flagstar Bank to move to a downtown building and get its name up on a marquee.

    Freep reports they have an office in One Detroit Center, but seems to me it's nothing more than a branch. Can anyone speak to their symbolic presence downtown in detail? I know they have something like 2000 employees in Troy [[Dan Gilbert is comin' for ya!!).

    Also, just want to comment that this really does wonders for CBD street life. This is a fairly 'dense' office population that Ally is bringing--- over 100 per floor and these aren't the biggest floorplates ever. As many as 1500 new people will be interacting with Woodward, Campus Martius, and Financial District on a daily basis, whereas before this move you probably had a minority of the 700 employees in RenCen doing same, given the configuration of the Ren Cen and its location across Jefferson. I hope RenCen replaces Ally and that it helps to push for better linkage across Jefferson, but for now, this is a big upgrade for the downtown core. There is also a certain percentage of Ally workers or future workers who will be taking advantage of M1 rail and One Detroit Center's perfect location next to its terminus.

    This is great news, and hopefully sends a message to firms in the "fertile vineyards" of Oakland County that this is where young, talented, creative people want to be....Not some nondescript office park, surrounded by a sea of parking spaces. Honestly, Flagstar, Plante Moran, Comerica and Verizon all have multiple offices throughout Oakland County which could be consolidated in to one Downtown Detroit location. And there is still space; 250K opening up in the Ren Cen, Penobscot ect...

    Penobscot isn't class A office space. In fact, most of the older skyscrapers aren't class A and need to be updated to be considered by any of these large companies. If any of those companies want to move downtown, they'll have to build new or Dan is going to have to buy the Penoscbot and renovate it.

    Dan should buy the Penobscot and renovate it.

    I can't find any source establishing Penobscot's "class" however. Also, it would stand to reason that different parts of the building have different BOMA grades. Also, how does the new fiber optic network downtown factor in to how easily some of its older office buildings might get to Class A, if at all?

    Does anyone know if older skyscrapers in NY, Chicago are normally upgraded to class A or is there enough demand to keep them rented even with the small footprints of each floor?
