    gistok as one may appreciate architecture, herzog's garage serves multiple purposes. it is home to galleries, an event space, and even residential. it is an attraction outside of parking, thus generating income multiple ways...something similar to the z garage

    Ha. His line of argument doesn't warrant a serious response. It's a false premise the buildings should be uniform in the first place. And even if that were the case, he blames the landmark that's stood there for almost a century, not the new project, for not matching?

    a lot of AMAZING updates in this article from today. highlights:

    1. the diversity of the design of the building lining woodward is an AWESOME idea. Makes it feel like it is 3 separate developments rather than one monolith complex

    2. 2-STORY BULIDINGS OVER I-75 ... i reallllyy hope this happens, and they have an AGGRESSIVE timeline, stating they want the frames of the buildings to be complete by next summer when the arena opens
    "In turn, the company is working with the Michigan Department of Transportation, which maintains both Woodward and I-75 that passes south of the arena project, to determine the feasibility of adding a row of two-story buildings on either side of the overpass. If the structures are built, pedestrians and motorists passing over the Woodward overpass wouldn’t be able to see much, if any, of the freeway below.“We’re working with MDOT to see if we can do it, and then we would have to fund it, but the goal would be to have it framed in by the time [[the arena opens in September 2017),” Wilson says. “It could be restaurants, but more likely retail.     3. what we all already know.. the parking garage north of comerica is broken ground, and will be open by opening day next year [[still haven't heard if they're including ground floor retail in this development, having doubts now which would be a disappointment) regardless exciting stuff coming out!!

    The irony, young CrashDummy, could be in the fact that the Ilitches own several old buildings that they have not developed, or that they tore down an hotel that had been standing there for decades to make room for a loading dock, or that they tore down the Madison-Lennox Hotel which could have done wonders to make an area feel authentic/historic.

    I'm not sure if Gistok is referring to all the things I'm talking about or just one of them, but anytime someone from the Ilitch organization says something about preserving a property or developing something to make it feel authentic, there are a number of instances where the Ilitches have failed to maintain or develop a property that would have given that area "authenticity." There in lies the irony in my opinion.

    Thanks for comprehending Royce.... maybe the irony is that he has read this whole thread including the bad as well as the good about the Ilitch's and doesn't understand that the they have torn down more than they have saved... and that he will... as the article quote says... "look at it from across the street, and to him he will feel like he's in a neighborhood that’s been there for decades.”

    Any architect that can do that, is worthy of an AIA Award....

    and not ironically, I'm answering one of my own questions on the parking garage N. of Comerica Park [[although someone else confirmed it in the LC headquarters thread):

    "In related news, Wilson says Olympia Development recently saw ground broken on a new, multilevel parking deck immediately north of Comerica Park. He says the goal is to open the deck in time for Opening Day next spring."

    Just keep breaking ground.

    In one of these threads, maybe not this one, the question was raised: Why doesn't Detroit bid for all of these NCAA championship events [[like they used too?)?

    I thought the context was the Frozen Four, NCAA hockey tourney.

    This story is about what is happening in Phoenix with their baseball stadium. The county is trying to sell it to a private entity. Sounds like they are trying to 'dump' it and not have to make "unneeded" repairs.

    Given what is happening in San Diego and Oakland with football stadiums, I'd think cities and counties think things through carefully over stadia and arena.

    Wonder if Phoenix will end up losing their baseball team???

    There was an article out awhile ago on the ballteam demanding that the city, i.e taxpayers, pay for upgrades to the stadium or they would explore moving the team. It sounds like the city council there actually has a backbone because they essentially told them to pound sand and move the team.

    Good for Phoenix. If they lose their baseball team, the city can count its blessings.

    Send the burden to another jurisdiction if the billionaire owners don't relent in their taxpayer demands.

    Okay, dissolve the team and sell the franchise for what it's worth to aMontreal billionaire. We could use another bout of Stadium building paid for by the people, a sort of Community Chest to grab twenty five guys on a hundred million dollar payroll who couldn't care less about the city they land in. Another stadium, another bunch of dissatisfied customers pretending they enjoy the ten dollar hot-dogs, the stale Molson ale in squishy plastic solo cups. Same old.

    This will be an arena Detroit can be proud of for decades to come.

    And I'll predict we'll see some really great stuff. Would be nice to get the NCAA MBB regionals.

    It will be great for any and all NCAA events they can get. As far as the NCAA MBB tournament, I actually have always thought getting the 2nd/3rd rounds [[first weekend) is actually better than getting the Regional from an economic benefit scenario, as you bring 8 teams and fan bases to town as opposed to 4. More games, more hotel rooms, more spending. Still would be happy with getting either.

    I worked for the biggest player in the "secondary ticket" industry for a long time and traveled to work these events as part of my job. These early rounds start on weekdays and are rarely full unless you get a powerhouse school in. Think preseason NFL game - just kinda meh but in a smaller venue and two gates per day. The hotels and restaurants may benefit but not like they would from a championship game - most attendees drive in or are locals. The weekend games are a little better but I think the second weekend might be the most bang for your buck from a host city perspective. However, when you get the Final Four you get all the media and hoopla that comes with it. Big spenders come in with no intention of going to the games, big name coaches and alumni make appearances and the whole city comes alive with pop up parties, hanger ons, vendors and various promotional tents.

    Been to pretty much everything from Masters to a couple Super Bowls, Final Fours, NBA Finals, NCAA Championships, Big Ten Championships, Big East, etc etc... I'd say the biggest of all the roaming events is obviously the Super Bowl, the NCAA Football Championship game and the Final Four are kind of tied - depending on the teams. The 2013 Championship between Norte Dame and Bama was bigger than many Super Bowls for getting people into the city and spending. There's more tickets available to the general public and more attachment to the teams so people come out who might be put off by the mystique of the SB. That said I hope we get as many events as possible, they're all good for the city.

    I'm sure the new arena, like all new arenas, will have some nice amenities. But saying the sightlines will be good for the average fan is ridiculous. With 9,000 lower bowl seats, the season ticket holders will be looked after. The average fan is in the upper bowl. With more and bigger seats in the lower bowl, 2 rows of private boxes and ADA seating the upper bowl will probably start higher than the back row of the Joe.

    Anyways, great sight lines can't replace the dozens of blocks of blight this project created through its planning or compensate for the millions in taxpayer subsidies that EMU Steve's uncle gets to run his enterprise.

    Or if 1,000 fans sit in suites, then the 10,000th [[or whatever 1/2 of the hockey capacity is) might be in the last row of the lower bowl, probably in one of the corners...

    I don't want to sit in an "average fans'" seat. I want a suite... Lol.

    Truth be told, when I come to Detroit, I'll probably have to pay top dollar on Ticketmaster or however the Wings sell their tickets unless some DY Wings insider can get me one [[hopefully not more than face value...).

    The average fan attends a few games per year. They are the ones that make up the 200,000 fans who will be in the upper bowl, miles away from the action. The lower bowl is mostly the same 9,000 fans every game who have seasons tickets.
