After the 1 million plus renovation...I think it's a fairly decent grocery store---I still prefer the Meijer at 12/mound, but I stop at the Kroger for quick stops.

I think prices will increase 1-3 % overall on average like you mentioned the next 2-3 years...but it can vary by neighborhood depending on demand and if you want move-in ready condition.

The Max per house would be $20,000 principal reduction....doesn't really help when you're $100K plus underwater and you're still likely going to short sell or walk away.
