Okay, so y'all know how River Rouge and Ecorse are basically Detroit? Well what I want to know is if Lincoln Park is officially like that too? The northern areas like on Outer Drive are pretty bad, but South LP is okay. So can Lincoln Park as a whole be considered ghetto like RR and the E?

So then I get to tell them I have the same quietness they have at 1/10 of the cost,I think it is a subjective term, ghetto.
My ghetto house has appreciated 160% in the last three years where theirs a lowly 20%,I kinda like the ghetto.
I define ghetto as having a lot of abandoned property, high crime rate, or houses that look like crap. That means houses that have with broken windows, roofs with some of the shingles gone or that only have a tarp over the roof, or where it looks like there's crap on the siding. There's some of that in north LP, I used to live there til '16, then I moved to Melvindale, which is actually a nice city. I don't know why everyone says Melvindale is worse than LP, but that deserves its own separate post.Quote:

Lincoln Park was never really nice to begin with. It was a bedroom community with a basic housing stock. However, it has some potential. It’s an inner ring suburb with a downtown, and could experience a revival similar to Hazel Park or Ferndale. The schools are still decent and even some of the areas on the north side near Melvindale are ok.
You also have to remember - Lincoln Park has two large dead strip malls and they have been well run-down lately. Fortunately the largest of the two, the Lincoln Park Shopping Center, is already being torn down.
The area around Fort and Outer Drive is simply a continuation of dilapidated Detroit across the border, but head south and it gradually improves.
Even though it abuts the smaller of the dead strip malls, Emmons Boulevard heading east from Fort has a large number of nice 1920's-era homes, though those will become more prominent as you head further east into Wyandotte.
I'd like to see some Google Street views of Lincoln Park that demonstrate your point. I couldn't find any. For example is there anything that compares with, say, this level decay [sampled from Detroit]?
I do not find anything like that in my quick sampling of Lincoln Park via Street View.
Instead I see tidy homes, few with iron grate doors and none obviously abandoned and/or in decay. Note I street-view sampled only those parts of Lincoln Park adjacent to Detroit and Ecorse.
Similar trajectory with my family. Graffiti showing up on garages, cars doing 45MPH down residential streets and blowing through stop signs, increasing property crime, people accosting you on the sidewalks, etc. And that was 20 years ago. I see Allen Park on a similar trajectory, just with a two decade lag time.Quote:

I don't see anything special from those links. The first is just a dead end with no houses, the second are humble but kept up homes and, what always speaks volumes for me, with no iron grated security doors.

The 1800 block of Hanover is the 1st block east of Dix. Believe just across from the old Sears. Some of the homes have been maintained while others have not.
More than 35 years ago, the entire north end of the city up-to-and-including Champaign st., were deemed a blighted area to allow low interest Federal loans for home improvement. When the loans began it was 6-months to a year to get approved. Some years back I heard that the waiting list was multiple year, and that was just to get on the list.
LP is a high turnover for Real Estate Agents.
BTW, many of the former bungalows were created in 1920s and sold for $1,500 being located on the very back of the property. They were known as garage homes and initially only meant to be temporary. A few still exist today [[with improvements and additions, but still on the property back).
In the 50s there mass sub-divisions built where they all were almost identical. Most are in the 800 to 950 sq ft range. Some have had additions.

Probably only a few are engaged in "tagging" or illegal drug use.
The reported assaults in Lincoln Park have increased year by year recently, a possible indicator of increased gang activity.
SOME low income African Americans have habits that cause problems for the communities they live in. It is more helpful to be specific about problems of greatest concern and what the costs, impacts and
possible solutions are. For example the local press has run articles
on the costs and impacts of gun violence in the City of Detroit.
The Downriver area has had a slow population decline. This decline
would have been worse had people not emigrated from Detroit into
Downriver. [[The guesstimate is about 50,000 persons moved
from Detroit to Downriver between 2000 and 2010.)

Birmingham, Northville, and Pleasant Ridge May have wealthy folk, but they’re highly educated folk. Downriver's problem is that it's so far away from the decent-paying jobs in the region. It would benefit the most if downtown Detroit was the primary job center of the region.
Other than Ford [[and places tied to Ford) and the very few companies downtown, most of the major white-collar employers are in Macomb, Western Wayne and Oakland County.
Atlanta is similar in this regard. Most of the major employers are in Cumberland / Perimeter / Alpharetta vs. downtown. Thus, much of the sprawl has also gone way north of the city, while the southside of the metro area remains heavily underdeveloped [[with the only major employer being Delta / the Airport).
Ummm I disagree. I live at maple and lahser...my commute to CBD is 16 miles and always takes 50 mins in rush hr. I have colleagues in brownstown twp who have 30 min commutes to Southfield. The CBD for them is even closer...disregarding the bridge construction for the time being.Quote:

Downtown Lincoln Park is a mess. Their plaza on the corner of Dix and Southfield is a horrible. At least Sears Dept. Store is still hanging. And more Mexicans and Hispanics are quickly occupying those neighborhoods before black folks do.

Lots of people I work with downtown are from the downriver area. Its a straight shot up 75 or Fort, and has a few different detour options if necessary.
I'd like to take a stab at this. Former Lincoln Park resident. Moved out in 2016.
From my observations, LP took quite a hit [[as many other communities) by the downturn of the Economy. Especially being a predominately blue collar town. Many, many homes went into foreclosure. During this time, many Hispanics took advantage and used the opportunity to move out of SW and down into the Downriver suburbs. Most of said Hispanics are hardworking and really care about the appearance, maintenance, and upkeep of their homes. You can take homes in SW for example. These folks have even taken part in growing the small business economy Downriver. Markets, restaurants, etc. have been trending Downriver as of late.
At the same time, some folks took the opportunity to scoop up cheap houses to use for rentals. Many being occupied by lower income, and some government-aid receiving tenants.
I have to agree with some of the comments in this thread. The Northern end seems to be the least desirable, and more run down part. A gradual improvement as you move south.
LP has it's share of trashy people, which does not necessarily have any racial/ethic boundaries. Anyone can be trashy. As I've heard/read, LP is also having its fair share of junkies by the opioid epidemic. This breeds crime, homelessness, and beggars, naturally.
Lincoln Park is not a bad place, as it may be seen by some outsiders. Neither is it perfect. Since the area is relatively affordable, many millennials [[I know this first hand), have decided to make LP their home and raise a family. The same can be said for most of the other downriver suburbs.
In my opinion, it's future can go either way. LP does however need a revitalization in regards to major employers.
I think Lincoln Park will do just fine. Its problems are no more than any other inner ring suburb's--population loss and readjustment with new communities of people. And I agree with you observation on Hispanics who saved SW Detroit from decline and will help LP.

They'd tend the flowers they had planted there and made sure the garage was cleaned of car-splattered mud balls. The husbands mowed the grass and painted the house when it was needed. That ghetto could probably have made a good topic for Better Homes and Gardens. No, a ghetto is not a slum; but it can be a slum if you let be one.
Now, as far as what we white people did to you black people - your people were here a long time before my people were here. They were Volga Germans and came in 1913 from Russia. They lived in the Germantown section of Port Huron. They kept their neighborhoods up, too.

White people forced African American people into slums, which were redlined by banks and institutionalized as areas unfit for investment. Whether or not your descendants are from the Volga or whatever is irrelevant.
You probably should have listened to your buddy, who was likely just being polite in his response. There are very good reasons why certain neighborhoods weren't "kept up" as well as others.

If that logic is followed it must have been a government sanctioned and enforced public policy that so many Arab immigrants live in Dearborn.

Those immigrants lived in the same neighborhood because they were familiar with each other and they learned the acceptable "American" language together. They looked out for one another and took care of one another. Hardly any of them owned the house they lived in. They were renters, but that didn't stop them from taking care to maintain the property and keep it clean and presentable to anyone who happened to stray through the neighborhood from some other part of town.

Tell me Turkey, what happened to your white grandparents after Black Bottom was demolished? Were they relocated by the city to Brewster Douglas and Jeffries Housing projects like the black residents were? Something tells me that they weren't. Call it a hunch. Again, like to reiterate that the black residents were heavily funneled into public housing projects BY THE CITY, but yeah, government doesn't help create ghettos, not at all.
Why would anyone call Hamtramck a "Polish ghetto"?!?!?! That's crazy [[and really in poor taste considering WW2)! I've never heard that before. At its peak it was a Polish enclave. A Polish neighborhood. NEVER a ghetto. Some people like to twist words.
It is never good to call someone's neighborhood a ghetto unless you are an archeologist or within some scholarly work. Regular conversation or text, it is a put down. And some of my neighbors from back in the day - whose extended family, primarily the women, never spoke a word of English ....well guess who is all about "these people who don't speak English". How quickly they forget, and it is nothing but racism on her part. Or maybe because she is a Republican, the rules don't pertain to her, kind of like our president's view of everything. We are all immigrants here.
Same with my European ancestors. My Great Grandmother got off the boat from Europe and didn't speak a word of English when she arrived in the United States. And guess what else? I attended Kindergarden at Layafette elementary school [[the original) in LP. Mrs. Hall was my teacher.. she was also my dad's Kindergarden teacher too... My grandfather moved from Carson street in Detroit to Lincoln park [[Reo street) in 1927. Many of the Marathon refinery homes were relocated to Lincoln Park. Lots of history and memories. We lived on Arlington. Anyone remember Al's garage on Arlington? Al's garage was located in the middle of a residential neighborhood that repaired cars. Had the old pits not hoists. My brother and I, routinely would walk to Al's and just hang out watching Al and his mechanics fix cars. A Hungarian handyman by the name of Julius who fled the Communists in the 1950s was very popular in LP through the 1970s. The original aluminum siding which Julius installed is still on my grandparents house [[now owned by a Mexican family) on Reo. LP was always divided between the wealthier south ..i.e. Emmons Blvd and the more working class north. Overall LP is a good city.
Sixty years ago I was courting my to-be wife in Allen Park. I thought AP and Lincoln Park were absolutely beautiful at the time. Fortunately, we married and ended up in Las Vegas. Thank you, Lord.

Back to the original topic of Lincoln Park and Downriver communities... I think one of the least-discussed stories about Downriver is that it is quickly becoming more Hispanic. Communities such as Melvindale and Lincoln Park already have significant Hispanic populations. The next city to receive an influx will be Southgate, and then onto Brownstown. Apartment complexes in Brownstown, Woodhaven, and Taylor have relatively large Hispanic minorities. More Mexican restaurants are opening in Northern Allen Park and Southgate. Melnap and LP Schools are heading towards a Hispanic majority in the next decade, with Riverview and Southgate having more Hispanic students as well. Overall I don't think it's a bad thing for the area- and it's certainly a good thing for the aging communities of LP and Melvindale.
Long term: LP and Melvindale rebound slightly, Southgate also becomes more diverse, Brownstown continues to grow, and Woodhaven's 70s housing stock turns over to young families. Trenton continues to age and decrease in population. Wyandotte's downtown continues to drive population growth as it is an attractive destination for young professionals who work downtown but want to live in the suburbs. More millenials buy starter homes in AP and many choose to stay there. Who knows what happens to Taylor.
So far Lincoln Park's Downtown is no town. Does not matter if their business district on Southfield Rd. and Fort St. is all spruced up. It's L.P. is not a ghetto hood, just bedroom closet community that has the police to hood folks from Detroit, River Rouge and Ecorse out.
